New homes starting below $300K under construction in Collin County



LAVON, Texas — Read this story and more North Texas business news from our partners at the Dallas Business Journal Pacesetter Homes DFW is kicking off a new phase of construction in a fast-growing community in Collin County, where more than 4,000 homes are ultimately planned. The new phase by Pacesetter, a division of Austin-based Qualico, consists of 258 lots within the Elevon master-planned community in Lavon, roughly 17 miles east of Plano. Pacesetter Homes will build five different home styles on four lot sizes. Construction of three new model homes in Elevon South has begun, with pre-sales underway. “Most neighborhoods or phases of lots within a master-planned community typically offer only two lot sizes, which limits the diversity of product,” Blake Friesenhahn, vice president of Pacesetter Homes DFW, said in a statement. “This is a unique opportunity for us to showcase several new lifestyle choices along with our established series of homes in one neighborhood. This mix will create more interesting and appealing streetscapes within the community.” Homebuyers in Elevon South will be able to choose from 26-foot-wide, 30-foot, 40-foot and 50-foot-wide homesites. Floor plan offerings include the new twin home layout, rear-entry one- and two-story single-family homes, courtyard homes and larger front-entry one- and two-story single-family homes. “We’re excited about the diversity of our product, the range of price points, and the broad range of lifestyles we will be able to cater to in this neighborhood,” Friesenhahn said. “Meeting a variety of buyer needs will appeal to extended families who want to live with or near each other. Children, grandparents, siblings and more can live in the same neighborhood even if their budgets and lifestyle needs are different.” The two-unit townhome designs, called twin homes, start at $290,900 and offer natural light from three sides of each home. The homes are designed for singles or first-time buyers who are looking for an affordable path to home ownership and an upgrade from apartment living, or empty nesters looking to move down in square footage, Friesenhahn said. The courtyard homes, ranging in size from 1,440 to 2,264 square feet, are priced from $359,900 and offer a gated portal entrance with a decorative privacy wall that encloses the front yard area. Pacesetter’s one- and two-story traditional single-family homes on 40-foot lots start from $332,900 and range from 1,200 to 1,850 square feet. The craftsman series homes come in one- and two-story designs that are popular with young families on 40- and 50-foot lots, according to an announcement from Pacesetter. The homes offer larger spaces that include home offices, game rooms, media rooms and more spacious living areas. The craftsman homes on 40-foot lots range in size from 1,277 to 2,140 square feet, and the craftsman homes on 50-foot lots range from 1,487 to 2,846 square feet. Elevon South is in the master-planned community of Elevon in Lavon, developed by MA Partners. In another phase of Elevon, Taylor Morrison of Texas Inc. plans to start construction in mid-November on a $1.5 million leasing center and fitness building , swimming pool and restrooms in Villas at Elevon, the build-to-rent section of the community. That piece of the development, designed by JBI Partners Inc., is scheduled for completion by November 2024. The Elevon community features nature trails, a pool and splash zone for children and a covered event pavilion with an outdoor kitchen for gatherings of friends and neighbors. The community also has multiple parks and playgrounds, ponds for fishing, an event lawn for games, events and sports, a dog park and fitness stations along hike and bike trails. The community is located just north of Rockwall and east of Wylie, close to the Central Expressway corridor and major employment centers in Plano and Frisco as well as Lake Lavon and Lake Ray Hubbard for boating, fishing and other water recreation.
